The Project

A vacant hospital building site was redeveloped to serve as multi-tenant office space for Victoria’s growing high tech research sector. Far from simple leased tenant space, the project provides a LEED-certified physical environment that consciously supports and enhances the intellectual and social interaction of VITP’s companies and their employees.

Innovations and Achievements

• Bus routes and bike paths were extended to service the site.
• Municipal parking space requirements were reduced by 50% and dedicated carpool spots are available.
• 100% of stormwater is treated and infiltrated on site.
• The first grass pave parking area in BC.
• Native plants and natural meadows require no permanent irrigation.
• Uses 33% less water than a standard development.
• 100% of the existing structure was reused.
• 99% of construction waste was salvaged or recycled, saving $600,000 and resulting in a 60% lower cost than other contractor bids.
• The Project facilitated the creation and implementation of an Integrated Site Water Management Plan.
• Tenant green fit-up guidelines and educational program.
